What you should know about Waterfront

Purchasing a waterfront property is a dream of a lot of Buyers. Consideration must be given to a lot of factors not applicable to the buying of a regular home.
Cottage property is generally older construction and in some instances has been renovated by the owner and not necessarily with a building permit. These renovations include plumbing, electrical, additions, fireplaces, docks, break walls, boat houses and the list goes on.
The source of water is very important to understand. Is it lake water, dug well, drilled well, shared well, community or in some cases no water at all. Does the pumping system supply adequate water? Is it operational year round? Is the water potable? Do I need to update this system and at what cost?
The property is a major consideration. Do I own the waterfront? What frontage do I own? Is there a deeded water lot? Can I do anything with the shore line? Is ownership a right of way or a right to use? Where exactly does the frontage start? Does anyone else have a right to access across my property? Have I reached my lot coverage? Can I expand the present building size on this lot?
Sewage or septic systems are also very important. How old is it? Does it meet all the criteria of the respective ministries? If I need to replace it at what cost? Does the system meet the standards for any additions? How often must it be pumped out and at what cost?
These are just some of the questions that are very often overlooked and may give cause for concern after the fact.
